Terms of Service

1. Eligibility

To use the Service, you must meet all of the following requirements:

• You must be at least 17 years of age.
• You must be a currently enrolled student at a participating Canadian university. At launch, the Service is available exclusively to students at Western University ("UWO") and will expand to additional institutions over time.
• You must register using a valid institutional email address (e.g., @uwo.ca) to verify your enrollment status.
• You must provide accurate, truthful, and complete information during registration and maintain the accuracy of such information.

We reserve the right to request additional verification of your student status at any time and to suspend or terminate accounts that cannot be verified.

2. Account Registration and Security

You are responsible for maintaining the confidentiality of your account credentials. You agree to immediately notify us of any unauthorized access to or use of your account. RUMII is not liable for any loss or damage arising from your failure to safeguard your account information.

You may not transfer, sell, or assign your account to any other person. Each user may maintain only one active account on the Service.

3. Description of the Service

RUMII is a roommate-matching platform designed exclusively for Canadian university students. The Service allows you to create a profile, specify your living preferences, browse other users' profiles, and communicate with potential roommates through in-app messaging.

RUMII is a connection platform only. We do not guarantee the accuracy of any user's profile, the quality or safety of any living arrangement, or the suitability of any potential roommate. We are not a party to any housing agreement, lease, or arrangement that may result from connections made through the Service. We do not conduct background checks, verify criminal records, or screen users beyond institutional email verification.

You acknowledge and agree that RUMII bears no responsibility or liability for:

• The conduct, behavior, or actions of any user, whether online or offline.
• The outcome of any roommate arrangement, housing agreement, or interpersonal relationship.
• Any property damage, personal injury, emotional distress, financial loss, or any other harm arising from interactions with other users.
• The accuracy, completeness, or truthfulness of information provided by other users.

You use the Service and act on connections made through it entirely at your own risk.

4. User Conduct

By using the Service, you agree to conduct yourself in a respectful and lawful manner. The following actions are strictly prohibited and may result in immediate account suspension or permanent termination:

• Harassment or Abuse: Engaging in threatening, intimidating, bullying, or abusive behavior toward any user through messaging or any other feature of the Service.
• Fake Profiles and Impersonation: Creating an account using false information, impersonating another person, or misrepresenting your identity, student status, or affiliation.
• Inappropriate Content: Posting, uploading, or sharing content that is sexually explicit, pornographic, or that contains hate speech, discriminatory language, or content that promotes violence.
• Privacy Violations: Sharing, distributing, or publishing private conversations, personal information, photos, or any other content belonging to another user without their explicit consent. This includes screenshots of in-app conversations and any form of doxxing.
• Illegal Activity: Using the Service to facilitate, promote, or engage in any activity that violates applicable federal, provincial, or municipal laws.

We reserve the right to investigate reports of prohibited conduct and to take action at our sole discretion, including issuing warnings, suspending accounts temporarily, or permanently terminating accounts. Decisions regarding account termination are final.

5. User Content

You retain ownership of all content you submit through the Service, including profile information, photos, and messages ("User Content"). By submitting User Content, you grant RUMII a non-exclusive, worldwide, royalty-free, sublicensable license to use, display, reproduce, and distribute your User Content solely for the purpose of operating, improving, and promoting the Service.

You represent and warrant that you own or have the necessary rights to all User Content you submit and that your User Content does not infringe upon or violate the intellectual property rights, privacy rights, or any other rights of any third party.

We reserve the right to remove any User Content that violates these Terms or that we deem inappropriate, without prior notice.

6. Messaging and Communications

RUMII provides in-app messaging to facilitate communication between users. Messages are encrypted in transit and at rest using AES-GCM encryption. While we implement industry-standard security measures to protect your communications, no system is completely secure, and we cannot guarantee absolute security of message content.

You agree not to use the messaging feature to send unsolicited commercial messages, spam, or any content that violates the User Conduct provisions of these Terms.

7. Privacy and Data Collection

Your privacy is important to us. By using the Service, you consent to the collection, use, and storage of your personal information as described below and in our Privacy Policy.

Information we collect:

• Profile information: name, age, university, program of study, and living preferences (such as cleanliness habits, sleep schedule, and lifestyle preferences).
• Photos you upload to your profile.
• University verification data: your institutional email address (e.g., @uwo.ca).
• Messaging content: the content of messages sent through the Service.
• Usage data: information about how you interact with the Service, including device information, log data, and analytics.

We do not sell your personal information to third parties. We may share anonymized, aggregated data for analytical purposes. Your data is stored on secure servers using Amazon Web Services (AWS) infrastructure located in Canada where available.

8. Intellectual Property

The Service, including its design, features, code, branding, logos, and all associated intellectual property, is owned by RUMII and is protected by applicable intellectual property laws. You may not copy, modify, distribute, reverse engineer, or create derivative works based on any part of the Service without our express written permission.

The RUMII name, logo, and all related marks are trademarks of RUMII. You may not use these marks without our prior written consent.

9. Disclaimers

THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS, WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. To the fullest extent permitted by applicable law, RUMII disclaims all warranties, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

We do not warrant that the Service will be uninterrupted, error-free, secure, or free of viruses or other harmful components. We do not warrant the accuracy, reliability, or completeness of any content available through the Service.

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, RUMII, ITS OWNER, OPERATORS, AFFILIATES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, GOODWILL, OR OTHER INTANGIBLE LOSSES, ARISING OUT OF OR RELATED TO YOUR USE OF OR INABILITY TO USE THE SERVICE.

This limitation applies regardless of the legal theory upon which the claim is based, including contract, tort, negligence, strict liability, or any other basis, even if RUMII has been advised of the possibility of such damages.

In jurisdictions that do not allow the exclusion or limitation of certain damages, our liability shall be limited to the greatest extent permitted by law.

11. Indemnification

You agree to indemnify, defend, and hold harmless RUMII, its owner, operators, affiliates, and agents from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or related to: your use of the Service; your violation of these Terms; your violation of any third-party rights; or any content you submit through the Service.

12. Termination

You may delete your account at any time through the Service. Upon account deletion, we will remove your profile and associated data in accordance with our data retention policy and applicable law.

We may suspend or terminate your account at any time, with or without cause, and with or without notice, if we reasonably believe you have violated these Terms. Upon termination, your right to use the Service ceases immediately.

Provisions that by their nature should survive termination shall survive, including but not limited to Sections 9, 10, 11, 13, and 14.

13. Dispute Resolution and Governing Law

These Terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles.

Any dispute arising out of or relating to these Terms or the Service shall first be attempted to be resolved through good-faith negotiation. If a resolution cannot be reached within 30 days, either party may pursue resolution through the courts of competent jurisdiction in Ontario, Canada.

14. General Provisions

Entire Agreement: These Terms, together with the Privacy Policy, constitute the entire agreement between you and RUMII regarding the Service.

Severability: If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

Waiver: The failure of RUMII to enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.

Assignment: RUMII may assign or transfer these Terms, in whole or in part, without restriction. You may not assign or transfer your rights or obligations under these Terms without our prior written consent.
